After having finished my cooking school in Austria, I used my chance and signed myself on the social work program in Austria. Through  fortunate circumstances I could go to Nicaragua where I could work as a cook  in the Parque Maritimo el coco (www.playaelcoco.com.ni).
I was in Nicaragua for 12 months during my social work and so I got a good insight in the life of the Nicaraguan people and  I started getting interested in real estates.
First I had to get rid of my language barrier, as at the beginning I wasn't able to speak spanish. After about three months I had made good progress, so that the communication with the local inhabitants was a lot easier.
My lifestyle changed a lot, for the European culture has a very fast way of life, but this way hasn't yet reached Nicaragua. I believe that this is a big bonus for Nicaragua because here values like the family are more important than money and work. It might not be very helpful for the economy but people are a lot more satisfied, then in the hounded industrial countries. You will find more happier people although it is one of the poorest countries of the world.
What also attracted my attention was the security.  In Austria I heard a lot of stories how dangerous Nicaragua would be. A lot of my friends asked me if I am tired of life because I wanted to go to such a dangerous country (revolution, civil war, …).
But when I was in Nicaragua, I didn’t feel anything like this. I found myself always safe, I never felt scared. Of course I’m not telling anybody to run around with showy jewelry on the streets or to splurge with money as it still is one of the poorest countries in the world. This is why a little  reservation is necessary.
A lot of the people don't know that Nicaragua is the second safest country after Canada in America. I think there are two reasons for this. On the one hand there was this long and unmeant war, through which the Nicaraguans are tired of getting stuck into problems. On the other hand the fact that the country isn’t very big and its population is small avoids formation of - except Managua.
After I having done my social work, my interest for real estate started to grow. After getting to know some Americans who have bought real estate in Nicaragua, that’s value has exploded by a 1000% in the past ten years I got even more interested.
I searched information on the Internet , by comparing the property prices to Costa Rica. The differences are still quite big, but it is quite probable, that the prices will equalize in the next 10-15 years. At the moment the prices for properties are raising 2 or 3 times a year.
I was visiting almost all beaches in Nicaragua and compared prices, the importance and the infrastructure of the beaches near San Juan del Sur. A city which lies in the south and is the biggest tourist center and would be the best investment for a short time. For long term investments it would be better to invest rather northwards.
I decided to choose a lot around San Juan Del Sur particularly because I was working in my social work near San Juan Del Sur, so I knew it very well.
I also received information from Dr. Julius Hellenthal, likewise a German property owner, that there was a plan to build a highway along the beach within 5 years a street. This project would have a great influence on the country’s infrastructure therewith on the prices of the properties. This information was affirmed by  a lot of other persons.
With my final decision I came to Marsella beach, one of the nicest and calmest beaches in Nicaragua, which is 10 minutes away from San Juan Del Sur. It is a property with a nice beach view. It is also just 15 minutes away from the best surf beach of Nicaragua, Playa Maderas which in the last few years became an important spot for surfing. Finally I want to say that Nicaragua changed my way of living and thinking a lot. I am happy to say that I fell in love with this country.
